Helpful staff but pricy for what you get. Location is nice, staff supwr helpful (a lamp in the room was broken upon arrival but got fixed when I called for have it replaced.) The drain of the bathtub took forever. The room wasn't super clean (stains on the wall next to the bed by the small side table and bathroom curtain stained (mould?) Cleaning staff banging upon the door despite the DO NOT DISTURB sign visible. No smoke room (which was stated on the homepage) but also no smoke space marked on the map by the welcome desk. Check-in easy (both cash and card) and you can pay 1000¥ extra for late check-out at 12 (instead of 10. Super nice!) You don't exactly get what you pay for but you'll have a good location, nice staff and kiosk (Lawson) close!

I should have heeded the bad reviews. Bedspread was a thin sheet directly on the mattress. The sheets had holes. Did not feel great walking barefoot on the carpet. There were brown smudges on the walls. We could not stay longer than 2 nights. The elevator doesn't use a room card so anyone can basically go to any of the floors and snoop around. We moved to JR Kyushu Blossom hotel and paid 4x the amount, not caring that we forfeited our money. There was another Livemax in another area in Tenjin that seemed better. The Tenjin West was not good. The only thing it was good for is the close proximity to the Tenjin Underground Mall and the Our Lady of Victory Catholic Church.

Great little hotel in a great city

A too-brief stay of 2 nights and 3 days in Fukuoka. It's a great city with a lot to offer. The room was clean, compact, and comfortable - if you are accustomed to Western-style hotels, be aware that the rooms are quite small by comparison. Everything worked well, including the ability to control the temperature. As the name implies, it is in the western part of the Tenjin neighborhood, close to lots of shopping and eating, and walkable (a little further) to areas such as the popular Canal City Hakata. Short walk to two stations on the Airport line, which takes you to Hakata Station and also directly to Fukuoka Int'l Airport - cheap and efficient. The staff were polite and efficient. Check-in was at a kiosk, with some assistance from staff. A special note about Mr. Chun, who was very friendly and helpful. He also speaks excellent English. Note: the entrance is easy to pass - enter just to the left of Cafe Max coffee shop.
