From arrival the staff were friendly motel is managed by the motel next door so check in is done on nabouring site ( . Our unit ( unit 3) needs major renovations water damage to the bathroom and kitchenete and skirting boards all round , The TV in our room was old and had lines in the screen while watching not a smart TV so no Internet axcess or streaming , beds extremely soft not ideal when you have spinal problems over all 5/10 rating for convenience and location

I needed accommodation overnight in Auckland, Rayland Epsom was in an excellent safe area, Its an older motel but everything you need is available and serviceable, I had a great stay.

Dilapidated building with a room that smelt like 30 years of cigarette smoke seeping out of the walls and furniture, which made me feel physically ill. It also looked like there were a number of homeless people congregating downstairs. I’ve travelled through India and not seen accomodation so bad. I elected to cut short a trip and drive home instead of staying the night. The place should be condemned.

Old needs a good upgrade, bed had stickers and lamps mirrors had stickers looked like people resided in the rooms definitely need a good clean up outside and paint kind of an eye sore

A terrible motel. Nothing like the pictures. Unsafe: stairs and paths to rooms not fit for purpose. Noisy: backed onto a railway line and windows would not close. Every window was warped by water damage. Oven was old and dirty. Pots were old and dirty. We stayed for only one of what was supposed to be a five night stay. This property should not be allowed to operate as a motel. Wish I could get my money back.

Price and proximity accommodation

Had a late night event with an early start so needed a place to sleep and freshen up that was close. It wasnt the flashest but did what i needed for the price so im happy. Things that bugged me is there was no remote for the tv and no shelf in shower.

First day I walk in my room, it’s smell mode, the blanket is smell like they didn’t wash it. I didn’t stay on my last night because the room I full of ants , I was very itchy at night and when I woke up in the morning my bed have lots of ants.

Very run down. Door lock loose and difficult to lock. Kitchen and bathroom windows wouldn't shut. Smoke alarm missing. Interior wall linings flexed and creaked when people walking around upstairs. Needs massive renovations or a bulldozer.. Exterior of building run down, loose cobblestones in driveway very overpriced.

I didn't look any of it. This place is falling apart. The toilet is not screwed to the floor and leaks everywhere. The room has not been cleaned properly for I don't know how long. Not dishwashing towels or equipment for the job. Bed sheets are worn through with holes in them. Cheap is not good.

Rooms are very rundown and need upgrading. My room had broken window fasteners in the bathroom so couldn't close the window. Dirty marks on kitchen walls etc. My friends room was alit worse with a big long hair hanging off the dushwashinb liquid, habd prints on the mirror and batroom and kitchen dud not look like they had been cleaned.

Unclean, took a photo with snot/bogie on the wall. Photo of heated towel rail in bathroom just hanging by 1 screw to the wall, unsafe. Deck railing looked unsafe, very low, not sure if it would be compliant as well as the dirty, smelly stairwell leading to the top rooms. I ask for some milk for a coffee and was told they only served powdered creamer from a packet. Not worth the price we paid. Overall VER POOR & do not recommend.
