The property is in a great location , we had an issue with our room that was rectified right away . The night person was awesome and friendly he was new and didn’t know the protocol asked us to check with the manager in the morning. She got a little defensive about it . Given the age of the building it is to be expected to have some quirks may I suggest new caulking around the tubs , check the tv reception in the rooms provide an avail channel guide , if you are booking and want to avoid 70 steep steps to your room request a mid level or lower floor to save the legs . Overall we had a pleasant stay .

A nice piece of heritage property that is so convenient for transportation and dining, and walking to Dean Village. Well worth the value compared to other properties around. Getting breakfast thrown in was a pleasant surprise. Wifi was a bit unstable where I was on the top floor and TV could be bigger.

We loved the location, great access to the downtown area. Staff were very friendly and helpful. The hotel and rooms very clean with nice big towels but the hotel is due for an upgrade. We founds the beds to hard.

Good location at Haymarket, quietly situated in a side street. One room very good, the other unfortunately not (window could not be opened, problem with the cleanliness of the bathroom and water stain on the ceiling).

Edinburgh “budget” stay

The hotel is a budget hotel requiring some cosmetic improvement but you do get what you pay for! There is a unusual smell throughout the entrance noting it’s a very old building avoid if you have allergies there’s a very strong animal smell as you enter the property. Our room didn’t smell too bad! Shower water pressure is great and the temperature is hot. Breakfast is pre packed goodies and a hot drinks machine ideal!

The heater did not work in ours and others that were in our group,rooms. The windows were left open and couldnt shut! The beds were hard as a rock. The showers had no preasure and barely got warm. Window covering in the bathroom was very insufficient. We received conflicting information about when we would be charged and how we were going to be refunded. I would not stay here again.

Historic building let down by poor maintenance

Stayed at Eliza House on Friday night last week. Its a 3 storey hotel in a terrace of grand Victorian buildings 2 min from Haymarket railway station. First impressions not great. Dead/ rotting plants in plastics baskets on floor outside front door. Unpleasant musty smells in foyer, scruffy reception desk/back office. However bones of the building are good, nice tartan carpets, high ceilings. My ground floor room was at back, was quiet, view of grassy wasteland. Very comfy bed within a brass 4 poster frame. Shower was super powerful. However the TV not plugged hence a cable search round the back of a curtain. The TV aerial was so frayed I expected sparks when i touched it. The next morning the TV went on mute and refused to put sound back on. The bathroom suite was dark brown toilet, cream toilet seat, pink bath and dark brown wash basis all from about 1975. Room was cold and I tried and failed to get the heater to work. The bathroom ceiling spot lights were not actually attached to the ceiling so dangled from their electrical power cables. I slept well and the room was pretty clean. Good location for pubs/ restaurants. I gave the continental breakfast a miss. OK its a cheap place to stay but these basic maintenance issues should be fixed. With so many cheap clean 3 star chain hotels there is no excuse as a 30 second check on all electrical equipt would have identified the issues. I advised the reception staff of the faults

This is a convenient option for any visits to Edinburgh. The location next to the Haymarket station is perfect -- easily accessible by train and the airport buses. The hotel itself is a cute old building. I never managed to get hot water in my shower, but other than that I loved it.

Great value, slightly quirky hotel

Great value slightly quirky but It's the cheapest hotel in the area. Yes it could do with a lick of paint and bathrooms need an upgrade but it's clean. Best part is the manned reception with friendly helpful staff and real keys - no faffing with cards and codes. This was my 2nd stay, hope to be back again next year

Lovely old fashioned hotel on a lovely street. So near to Haymarket station. It is a great base for whatever you want to do in Edinburgh. Happy to recommend.

Check-in was very easy, super friendly staff. We did not understand the ratings because everything important about the House ( no elevator ) came in an Mail 2 Days before the arrival. Just one thing about the House, we think its because you cant open the Windows: there is a bit Mould in the Bathroom corners. Not dramatic, but its there. The Rest was all Perfect. 3 min Walk to the Tram Or Bus Station.
