I loved the room we had, the Service by Front Desk was awesome! They care about their guests. We walked to the Blackberry Diner where the Service, Food and atmosphere was such a memorable experience! We had a special for the day “Pumpkin Pancakes” and it was delicious! I’d go back and definitely stay here again! The best motel in town in my experience.

There is no breakfast included (Expedia posting should modified accordingly), but good selection of restaurants nearly considering Burney being small city. The AC was quite loud for the night and there was no ventilation in the bathroom (although has windows without mosquito screens). Didn’t like the fabric sofa at all. Still room for improvement, but overall clean, convenient, quiet and reasonably priced stay.

Nothing too crazy to speak of. The girl at the front desk was cool. She appreciated my humor. The room was decent. Bed was comfortable. Shower and AC worked. We weren't in the room very long so it was ok. A little pricey but when your options are limited and you book the day before it's kind of expected. I'd likely stay again.

Would have been a great experience, but the first night we were put in a downstairs unit. Bear in mind that the floors are linoleum. The upstairs guests decided to come in about the time we were going to bed, and proceeded to stomp around and drag things around for the next couple of hours. After it finally stopped, we thought we might get a little sleep by sleeping in the next morning, but they got up at 5:45am and it started all over again. Fortunately, the front desk clerk moved us to a unit with a kitchen with no upstairs because she said the guests upstairs were there again the next night. Also, no in room coffee or continental breakfast so bring your own.

There wasn't any functional AC in the room, not even a fan. It was almost 100 degrees outside and the room was stifling. The shower was so tiny I could barely use it and I'm not a big person. There were a ton of little bugs that also appeared on the night stand overnight as well (no not bedbugs). It was horrifying to wake up to. I was not expecting a 4 star hotel by any means, but I was expecting some minimum standards to be met...

Modest, clean and comfortable place to stay while visiting Burney Falls and Lake Britton. The bed was comfortable, the room spacious and i especially appreciate the larger than usual fridge.
