Everything was absolutely perfect. While the walk to and from the property was a bit challenging for a traveler with heavy luggage, the warm-hearted people of Orvieto helped me so much that I felt nothing but happiness throughout my stay. I truly felt the 'power of space' here. Thanks to the delicious breakfast and the incredibly kind host, my first trip to Italy was truly unforgettable. I will definitely be staying here again!

Rosanna is a fantastic hostess!! The location is very convenient to walk , though a steep one, to the town. We spent a late afternoon and evening in the town - nice dinner at coco. Breakfast was great too - fresh espresso and pastries - too good..

The host is incredibly lovely, helpful & hard-working. The property is wonderful with great views & outdoor area to enjoy breakfast & relax after a long day sightseeing. The breakfast provided was extensive and delicious. The shower was great & was always hot. The bed was so so comfortable, not rock hard like other beds I have experienced in Italy. It’s outside the city walls but only a 10 minute walk uphill or downhill to & from Porta Maggiore or a couple more around to the escalator & lift up into the city. The C bus from the funicular stops at Porta Maggiore too. I was travelling solo with heavy luggage, was a little bit difficult for me, but if you’re fit or have a car no problem. Taxi is possible but very expensive so I didn’t use it but the host was very helpful to me. The other staff were very lovely also. In my view it was excellent value.

This B&B is an absolute gem! Just outside the city walls on the tufa rock the views from the breakfast terrace as well as from some of the rooms are wonderful. You’ll reach the Porta Romana on foot within 5min to explore the historic city. Rosanna, who I had contact with before, even picked me up at the train station upon arrival which made my arrival so much easier (the train station is at the bottom of the rock on which Orvieto is located). Rosanna and Isabella take care of the property and are very hospitable, cheerful, always ready for a chat and helpful in all respects. The property itself is a beautiful house ovetlooking the plains. My room was spacious and tastefully decorated. There was an aurcon and a fridge available in the room. The bathroom, just like anything else, was sparkling clean. The shower was powerful and the entire bathroom modern & spacious. Breakfast was a delightwith freshly prepared Italian coffee specialities, cakes, cheese & ham, jam, fresh fruit etc. I felt very welcome and wished I could move in straightaway!

A lovely property with majestic views just outside Orvieto. Rosanna was a great host. The breakfast was good. The one thing you do need to be aware of is that the walk into the town centre is very steep.
