Nice little hotel in quiet area between Gion and Higashiyama. Maps did not always give the correct location. Not very close to any transport stations so be prepared to walk 10 minutes to get on a train or bus, but otherwise convenient for the western tourist spots if you don’t mind walking a bit. Washing machine in the room was nice if you can figure out how to use it

The property is very easy to find and get around. This is basically a do it yourself type of place with no front desk but it was a great stay, very clean. they have washers on site but no easy way to dry or hang dry your clothes.

The one time I had a question, no one was in so I called the phone. Person on the end of the line hung up on me after I asked a few questions. Knocked off a star for that kind of service.
