Everything is in order, and the room is clean with a good AC and a fine bathroom. But at this price point, you naturally expect more. The interior design is very basic, and the recreational room feels like an afterthought, just a carrom board, a dart setup, and a very small TT table with no TT ball. It definitely needs an upgrade.
The terrace pool is a nice highlight, but overall the property would benefit from better amenities to match the price.

Not worth for the money you spent on this property
The linens were not clean and there are hair pieces on pillows and bed spread. Even after complaining the same they kept the same linens. We stayed there for two nights and made a complaint and left the room keys for replacement of linens before we return to the room that day late night but to my surprise they did not change the linens. Secondly the food quality and quantity at buffet breakfast is not good. For some of our guests they did not have food left and when we asked for refill they say it will take some time but did not got the food for 30 min and we left.

Great stay for the price
The room was great; spacious and comfortable. The staff were very helpful; especially the concierge, Anaz. He set up my taxis and even went to a restaurant in a wildlife reserve I'd left my credit card at, just to get it back and return it to me! The boy at the front desk (I forget his name unfortunately) was very helpful as well. He phoned places to make inquiries on my behalf and answered my questions as best he could.
A few cons: there's no spa, gym, 2nd restaurant, bar or cafe as is suggested in their signage and in some of their online info. They are relatively new and unfinished, which probably accounts for the decent room rate.
The tv, advertised to have many cable channels (they even leave a laminated menu of 1000+ channels on your coffee table), only has a few local non-English channels. If you enter cable channels on the remote, it either says "invalid selection" or "contact your provider to subscribe to this channel." This is something they should have already done. The tv is located in the room you enter, but not in the room your bed is in, so you can't watch tv in bed.
I was the only guest staying there sometimes. Other times I was one of maybe 3 guests at most. As a result, they were sometimes overly-attentive, like waking me with a phonecall to ask what time I would be coming down to breakfast at.
The breakfast is mostly Indian and didn't have many interesting Western choices. One morning, they said there was no buffet that day. Inconsistent.

Pethetic service and cost is high would not suggest any one to go here. There are great hotels near by check them out.
The bed had bad blood stains.
Food is costly and beverages are highly inflated, beer is 300 and wine that costs rs 295 is inflated to 1200 for these mark ups they do not give bills.

Positives: on arrival we were greeted with a cold flannel, trust me you'll need it! Clean hotel, fantastic roof top pool, "complimentary tea and coffee" between 16:00 and 18:00, has a license to sell alcohol, family suite spacious
Negatives: some poor service - when booking we reserved a "family suite" with two bedrooms and living / dining area which was nice. We asked in advance for an extra bed for the living area as the three of use were not sharing beds. On arrival it wasn't there which wasn't a major problem. We mentioned it at that point and were told "it'll be sorted for you later". Later on when going to visit the area we mentioned it again at reception and were given the same reply. This happened a third time with no bed being brought. A similar thing happened with the free bottled water. On the second day we requested three times for it to be refilled until finally I had to take the bottles down to reception myself. Finally we arranged some trips with the hotel (no problem with that) and the staff said they would sort the transport. Sure enough, we had a jeep transport us. It turns out this wasn't free and cost eight times the amount a tuk tuk would have (even though we initially enquired about a tuk tuk only to be told they weren't in this area, even though they were).
Finally, they advertise a spa, gym, coffee shop and "Kid's World" - we were told these had not been completed yet.

A decent stay here
I enjoyed my stay here. The front desk staff were very helpful. Especially Anaz, their travel concierge.
The restaurant serves a basic menu of mostly Indian food (same is true for breakfast). They are a new hotel and don't have all of the amenities they advertise. But the value is good at the current price point.
The area doesn't have a whole lot to offer on foot. There are local shops, but not much of interest (although you can walk to the bus that takes you inside the park to the boat, which is worth doing). You will need a car to get to various sites, but that's just the nature of a mountain town.
It was a near-empty hotel, though I did see a guest on the elevator once.
The room was spacious and comfortable. It was a good stay.
