Lovely place to stay. Room was spotless. You could tell entering the room that the couple who own the property were truly passionate about the hotel. Nice little extras like biscuits/chocolate/shampoo/shower gel. Nice selection of tea/coffee/hot chocolate. Hotel in a nice location - 1 mile walk from train station, quiet nice area near race course, but also close to City Centre

The house was lovely and clean, Alison could not do enough for her guests and made everyone feel special. I would highly recommend, its close to town but quiet in the evening. Thank you again Alison for making our trip to York a memorable one

This guest house is nicely situated near to the Knavesmire and York Racecourse and also within walking distance of the walled city of York. Our room was comfortable and bright and the staff, including Allison, were very attentive. Paid parking is available but we were able to park in the road outside the guesthouse without charge.

We attended the Uni open day and the hotel was perfect. It was a short walk into town and a short walk to the train station where they were putting on free shuttle buses.
The staff were so friendly and felt like family. Thank you so much for looking after us so well.

Room was nicely decorated and clean, however much smaller than we were hoping for considering price we paid without breakfast. Bed was nice and comfortable and parking on street was available. Only an overnight stay so only met a staff member on arrival to receive key etc but was friendly enough.

Amazing staff that are clearly deadicated and love their jobs! Super friendly, warm and welcoming! The beds are amazing best sleep ive had in years!
Only thing i would change is the curtains to black out curtains but apart from that it was amazing super cute garden too and walking distance to the city centre

I had a very enjoyable 2 night mid week break. The hotel is down a dead end road so is nice and quite. Very easy to get to York city centre, only a 15 minute walk or if you prefer there is an ample bus service from a bus stop about 200 meters away (though it can be just as quick to walk in rush hour!). The staff were faultless and very helpfully with information (it helped that they where locals!). I would defiantly stay here again.

No real complaints but very dated, very old tv, don't pay for parking you can park outside the front door for free. £455 for two nights add £20 to park and £60 for breakfast adds up to very expensive for a very dated room.

Room is amazing for families. The bunk beds are cleverly tucked away in a corner.
Alas the bathroom is a failure. Damp and smelly. All the more frustrating given it’s freshly refurbished but the open shower area sprays water all over and the floor doesn’t drain away. So disaster and dampness ensues. Smell is awful.
As a minimum the floor needs relaying.
