I stayed for four nights and the hotel itself was very good value, with an excellent breakfast.
I chose this hotel based on the good reviews and the fact that it was only a few minutes walk from a tram station.
I walked to the tram station every day to go to my conference downtown and back in the evening. Although the stop is only 7 minutes walk away and very convenient, the area around the stop is not good. You have to walk about two blocks on N Temple and under an 8-lane highway. There are very few street lights and no lights at all under the highway, so it is almost pitch black. The area around there is a homeless encampment with lots of people milling around, drinking and smoking. It is very uncomfortable to walk through this in the daylight and even more so at night, particularly as you have to walk through a very dark part under the bridge.
If you have your own car and are driving, then this is a nice hotel and very convenient. If you're planning to go downtown and use the tram, then you should look elsewhere.
