I had a very disappointing experience at this guest house. The lady who I believe is the manager was extremely rude to us. When we arrived, the room was not clean. She showed us a more expensive room instead, but we insisted on staying in the room we originally booked. She allowed it without extra cost, but the situation was handled very unprofessionally. While we were outside, they entered our room without informing us, which is a serious violation of guest privacy—especially since we had valuables inside. When we asked about it, she claimed the table polish was damaged because we had placed a trolley on it. We apologized, but the next day she demanded £100–£150 for “maintenance.” After some discussion, we ended up paying £40. She was rude, made disrespectful comments about our nationality, and clearly doesn’t know how to treat guests. The breakfast quality was also very poor and only provided after we specifically asked. Overall, I do not recommend this place to anyone looking for a comfortable and respectful stay.

Emplacement idéal près d'une gare avec plusieurs options de restauration autour. 20-25' à pied du centre-ville. Quartier calme et agréable. Lits confortables, chambre et salle de bain spacieuse, tout est super propre et très agréable. Le seul bémol serait le petit déjeuner qui est quelque peu chiche mais il fait l'affaire. Le personnel de l'établissement est très aimable et le service très bien.

It is just perfect for my regular trips to Edinburgh. The hotel is unfussy but quaint in an old fashioned way. A nice change from the sterile rooms of say Premier Inn.

Öncelikle Mrs. Chan sayesinde otele çok güzel bir giriş yaptım. Her detayı tek tek anlattı. Oda çok temizdi. Banyo hayatımda gördüğüm en temiz banyo olabilir. Kahvaltı klasik İngiliz kahvaltısı tercih ettim. Çok iyiydi. Çalışanlar kahvaltı servisinde çok özel hissettirdiler. Çevre çok nezih. Alışveriş yapacak ve yemek yiyecek kahve içecek bir çok mekan var. Turistlerin uğrak noktası konumunda. Ben çok memnun kaldım. Ailemle birlikte tekrar Edinburgh a gelip burada tekrar konaklamak isterim.

The staff were extremely kind and helpful, the area is quiet and just a short walk or tram away from the heart of the city. It was nice to be away from the noise of the city to sleep but still be close to explore in the day. It is an older heritage building but has everything you need to feel safe and rested.

We had 2 very pleasant nights in a beautiful room here. The hostess was kind, helpful and offered us delicious breakfasts. We were able to leave our car parked across the street the whole time we were there. The neighborhood is quiet, just removed enough to be away from the crowds, but walkable to all Edinburgh’s main attractions. We were happy there and would recommend it to future guests.

Very welcoming

This hotel is a fairly old-fashioned guest house and a little bit rough around the edges. However, it is clean and the service was excellent. If you want to be in the West End or near Haymarket, it’s a good location.

We were given a larger room when Mrs Chan saw the size of our luggage. Very well appointed- even a bath. Everything was very clean. Breakfast was simple but very adequate with hot and cold options. Good quiet location close to trams and trains.

Nice and quiet hotel in the Haymarket area. Busses and trams to the city center are very close by. The lady at the hotel gave us valuable information about sites to visit.
