Hotel is in a quiet neighborhood. Lots of small cafe and restaurants options. About a 8 min walk to subway. I’d stay there again if I stay in Kyoto. The hotel room was very spacious and very clean. My family enjoyed our stay very much.

Nice hotel compared to price. Location is also fine, as close to a station and good bus line to the Bamboo forest. Walking distance to Gion. A very local and nice neighburhood on the other side of the Road.

Traveling with our two teens, we opted for the big room, two bunks, a nice open room with a big couch and table and a master room. Rooms had dividers, which was awesome. Beds comfortable, quiet, really cool coffee shop right next door. Would stay here again, I know kids liked it too.

Perfect stay

The room was amazing! My girls loved the bunk beds and I loved the regular beds. Room size is huge, even by US standards- more like a suite with kitchenette. AC worked beautifully and blackout curtains were helpful for sleeping in a bit. Shower room is wonderful. Laundry facilities perfect! And little breakfast place next door was friendly and delicious! Would absolutely stay again!

Pleasantly surprised by this hotel! Staff are exceedingly helpful and respectful. The room, a family apartment, was beautiful and situated in a gorgeous, quiet part of Kyoto. There are several amazing coffee shops and restaurants nearby including French, an Italian coffee shop, a gyoza cooking experience (highly recommended!!), and the best teppenyaki spot. It was always very easy to get a taxi or hop on a bike or go for a walk. It’s located so close to Nijo Castle. Fantastic location, upscale neighborhood. Would absolutely stay here again.

The oasis we needed!

Such a comfort to have this spacious, thoughtfully appointed and extremely comfy space while managing a dual family-business trip! Hotel staff were extremely warm and welcoming, transportation options nearby are plentiful. I’d suggest they provide a little more guidance on grocery options as we didn’t discover the fresh mini grocery store until our last day, which would have allowed more use of the kitchen. (Left at the main street, about two blocks down) But this stay was still an highlight of our visit and a wonderful respite on a very full trip.

Koko hotel near Nijo Castle is strongly recommended. The room was roomy enough for 4 of us. The staff was friendly. You do need to keep your keycard in the slot near the front door to activate electricity. The property is located on a smaller street (on the same street as the dry cleaner). You may miss it at first. There is a coffee/breakfast spot right next to the hotel. It is quite convenient. We used Uber during our 2 nights stay at Kyoto. They were able to pick us up at the hotel. The train station is nearby as it was 5 min walk away. The main street has plenty of market and food options. Enjoy

Definitely a budget hotel

Family of 4. The room is a great size for Japan Fridge stove and all utensils you need to make your own breakfast. The front desk personnel are very polite and helpful and greet you everytime you come in. Great location close to supermarket and transit system. The negatives they preset and lock their ac units at 25 which is far too hot and very uncomfortable when sleeping. We asked for help twice and they could not fix it. I ended up having to mess with it and you have to change it in the settings that they disabled. Otherwise we would have been miserable the entire stay. A 5 night stay they only clean room once. You can get clean towels everyday but you have to put them outside of hotel room door. They have a (3) washer dryer machine, and they get quite busy.

The property was great, spacious, new and clean. The only drawback was when we tried to forward our luggage early morning (7am) , the front desk staff they are unable to help since the person who can help isn’t coming to work until after 8am. This caused inconvenience to us as I was originally told that they can help. We had to rush to the nearby 7-11 to forward our luggage to our next hotel and almost missed our morning train to the next destination. Hopefully the hotel can train all their front desk staff how to forward luggage.

Good but needs to work out the kinks...

This was a brand new residence in a convenient area however, we could not use one of the rooms to sleep due to the noise from the air conditioner. We spoke to the staff and they were very nice and responsive but said it was noise coming from the condenser on the roof (this was the 10th floor). They offered to change our room but with us leaving the next day I just slept on the sofa whilst my family slept in the tatami room.

Comfortable, clean and good location

The hotel is perfectly located on a cute neighborhood street off of a busy main street. There are small boutique shops and a very good cafe downstairs and within 2-3 minute walking distance. There is a local grocery store around the corner, on the Main Street, where we bought groceries for meals. The Niko Castle is about a 4-minute walk away, and Nishiki Market is a 7 minute cab ride away. The staff were friendly and helpful. They had staff who spoke English, but we also used Google Translate when English-speaking staff were not available. There are two washer-dryer sets in their laundry room. They have a wall of all the necessary amenities if you forgot something: toothbrush, toothpaste, hair ties, wash cloths, bath salts, mouthwash, etc. The items were high quality and thoughtfully curated. Our family room was spacious with 2 full sized beds and 2 futons. We had a dining table/bench that could fit 6 people comfortably. The room had a kitchenette with microwave, stovetop, sink and dishes, bowls, cookware. The toilet is in a separate room, and the wet bathroom/shower room is attached, but separated by a door, to the sink room. We enjoyed our stay there and would stay again. The room was clean with plenty of natural lighting and comfortable.

O hotel parece novo, o apartamento funcional e confortável e a localização boa. Porém, deram-nos um quarto no térreo, atrás da recepção e próximo a area de fumantes. Não entrava sol e a vista era um muro; havia cheiro de umidade e a sensação era que estávamos em uma caixa. Alem disso, o quarto estava coberto de poeira. Reclamamos na recepção, mas não conseguimos um outro apartamento em um andar “normal”. Não há limpeza diária do quarto, somente a cada 3 dias. Os funcionários não falam inglês.
