Good location. The room was clean and it's conveniently located near Bayswater tube. It's a 5 story building with no elevator and no handrail to the top floor. The staff were invisible. We had to wait ages to get our key and left our card at the desk on check out because there was no one there to give the key to.

Good area. Staff not often there to assist. Shower sprays everywhere. AC worked well. Bed sheets didn’t even fit the bed. Maybe not the safest hotel.

Myself and my teenage daughter were visiting london for a few days and chose this hotel for price and location - it was excellent. With 2 tube stations within a very short distance and a well appointed highstreet on the doorstep. Also an everyman cinema around the corner and kensington gardens really close. Hotel felt safe, clean, comfortable, quiet. Staff were helpful. Really recommend. Not suitable for people who struggle with stairs mind you as our room was at the very top many, many stairs but we didnt mind.

The location is the only positive point of it. The housekeeping service was terrible; over the course of four days, we requested room cleaning, but the room was never actually cleaned during our entire stay—only the towels were changed. The bathroom was dirty, with hair and leftover toiletries from previous guests, and the sink faucet was grimy. The bed linens were never changed. The air conditioning unit was dirty. Cleaning and maintenance standards fall far below what one would expect from a 4-star hotel. The overall condition of the property was disappointing. The staff did not seem very reliable when dealing with issues raised by guests. Given the room conditions and the level of service provided, I cannot recommend this hotel. The location is good, but that is the establishment's only positive aspect.
