Terrific basement breakfast options (not cooked food but lovely fruits, cereals, cold meats, cheeses etc), about 50 metres away from an underground metro rail station, cafes and bars all round the area. Only a few stops away on the train from the main Munich rail station and centre of town and possibly a 10 min walk to the English Garden which is absolutely sensational (and vast!)"
