Very ideally located with excellent sized rooms and plenty of space/privacy. Breakfast is exactly what you need before a long day of walking/touristing. However, the biggest strength is the staff. Whilst friendly and approachable during check-in. They showed their kindness and generosity when my wife became ill during our stay. They assisted me with finding a doctor, finding a pharmacy, taking care of our food requirements and our on-ward transportation. As well as moving things around so we could stay an extra day and not have to worry about moving my wife. I rarely write reviews, but when people show the kindness and support that the staff of this hotel did to my wife and I, I cannot help but recommend them to the highest degree.

Great hotel, we had a nice stay. Only advice is that the check-in instructions are a little unique (you must go to the hotel across the street from Residenza Johanna I to complete your check in), and could be made more clear to customers. However, the actual process of check in could not be easier - once you find out where to do so. Great authentic Tuscan property that transports you to a different era, and offers all that one could want from Firenze, including a beautiful park being only moments away.

First, the pros. This property was very clean and nice, as well as being unique with it being set up like a fancy staff dorm at a prestigious university. It was close to the David and central Florence. Now the cons….the air conditioning did not work in our room, and it was 100 degrees outside and probably 85-90 in the room. We brought it up to the mgr, who came to check. It “appeared” to be on, but never sufficiently cooled the room. I had to sleep without covers and a cooling cloth I brought from the states draped over me to help with how hot I felt all night. It was terrible after a hot day walking around the city. The people next to us were also heard complaining about their A/C to the front desk. They didn’t appear too concerned with no apologies whatsoever. The man who checked us in was nice however, and showed us how the 4 keys worked to get us in our room. (The key to our room was like a key from Harry Potter. That was kind of neat.) Just don’t stay here in the summer, unless they fix their air conditioning, or if you don’t mind not having A/C.

Excellent breakfast. The Joanna residence is a lovely old building set back from the street in a quiet neighborhood, but noise from other rooms is quite loud. It was not full when we were there so I can’t imagine how noisy it would be during high season.

Confusing check in as you actually have to check in at the hotel across the street. I didn't see this mentioned anywhere during the booking process. Windows had no screens and loose shutters, we got eaten alive by mosquitos. At least I hope it was mosquitos. Otherwise, it was a pretty nice place.

Immer einen guter Tipp an der Rezeption bekommen. Die Residenza liegt in einem Wohnhaus, die nach dem ersten April in Italien nicht mehr geheizt werden dürfen. Damit kommt man zurecht- wenn man aber noch in einen Starkregen gerät, bei dem auch der Hotelschirm nicht mehr hilft- da hat uns die Rezeption binnen Minuten mit einem Elektrischen Heizkörper geholfen. Einfach Klasse 👍

We stayed in the Residence Johanna, rather than Hotel Bonifacio across the road. It was more like a hostel in an apartment with a shared common area and fridge with people coming and going late into the night (including other permanent residences in nearby apartments within the building). Staff were polite and the Italian breakfast (croissants, yoghurt, coffee) was quite good. However the bed was so hard and it was so loud with people going at night it was three nights of very poor sleep. I would not stay again.

Overall good and value for money. A good experience staying in an Italian setting. Breakfast offered is good, not at the premises but in a small hotel just outside the building. Staff is friendly and helpful. Only set back is their staff is there from 8.30am to about 6pm. If you have any queries you must wait till the next day to do it.
