The location is far away from the Venice city, its located in a rural location, this place would ideal for someone who plans to spend a long vacation, its a bit far from the train station, I did not feel safe walking in the night, its pretty dark around that area. Staff was very friendly.

The staff is nice and really helpful. The rooms are fine and clean, though the place does look old. For a short period of time there was a smell of cigarettes in the room of unknown origin. The area is calm but it is industrial so does not feel homey. Good small breakfast and good connection with city of Venice.

The staff was kind at check-in and the check-out was smooth. However, the property is not at all as advertised. They did not specify that the washrooms were communal, and after driving for an entire day, we were looking forward to showering before our early flights the next day. The bathrooms were dirty, the bidet did not work and my friend had to fix the shower himself. There were also no blow dryers. Our room was stuffy and the air conditioning did not work despite using the remote to lower the room temperature. Overall, we had a very disappointing experience here and we would recommend you take your money elsewhere.

Not as advertised. It's an Inn rather than a hotel
The owners are very nice and friendly. The place is quiet and within reasonable transportation range to Venice.
The major disappointment was that the room is actually different from the posted pictures. When I booked, the pictures displayed a much more spacious room with a glass dining table. The actual room was quite different. It was much smaller and has no dining table, and does not match the pictures. Two shampoo packets and two mini bar soaps came with the room. There was no hair dryer in the room. The towel heater does not work. Based on what was provided, it's more of an Inn rather than a hotel.
House keeping was minnimum. They came and folded the existing towels but they don't replenish supplies. We had multiple nights, so we were running out of shampoos and finally had to ask the front desk for it. Our towels got a bit stained and dirty and they didn't replace the towels until the last day. Like others commented, the 1pc crossoint and 1 cup of coffee shouldn't really count as a 'breakfast', because we ended up having to spend money on a restaurant to for breakfast to fuel the day. For the price they are charging, I wouldn't say it's unfair but I just think it should be more acurrately advertised so that I can make informed decisions and arrangements.

We had a very bad experience in this hotel. Everything in the room was old and smelly. The bed sheets were not clean and had marks on them. There was only one usable outlet in our room. Some rooms apparently have shared bathrooms which wasn't clean at all. You can only have 1 croissant/coffee for breakfast. The hotel location is super close to an industrial area and at night the sound from trucks is very clear, thus difficult to sleep. There's no "do not disturb" sign to tell staff not to enter the room. The staff was extremely rude when I informed him that our water bottles were removed from the room, no apology or replacement, in a rude way he even mentioned that we can't drink water in our room which was the first time I heard of such unreasonable policy out of all the many hotels I visited. The only good things about this hotel is it's close location to Venice, price, and the 1 friendly staff that works in the morning. I would not come back to this place.

They do provide free pastries and coffee, and a free gift at check out.
If the ac was working better I would go again but had to leave the window open which brought in extra bugs.
The rooms with a shared bathroom were interesting too they need a better way to indicate its occupied.
