The James is the only hotel in South Beach I know of that offers free parking included. That, free coffee and doughnuts will always keep me staying there. The a/c was perfect and excellent water pressure in the shower.

Room was filthy, looked like parts hadn’t been cleaned in years. Beds were collapsed in, bathroom had nasty stuff all over the walls, shower had water underneath the shower pan, I could go on and on. Free parking was the only saving grace, although, if I had a larger rental car I would have elected to sleep in the car instead of the room. Spend the extra money and go somewhere semi sanitary so you can enjoy your vacation.
