We loved our stay at Forza. Would definitely stay with them again. Complimentary coffee and water in the lobby was great. Very clean place. New condition hotel. Very comfortable. Location is good - quiet part of town. But close enough to Yodoyabashi station (Red subway line) to make many things accessible. Also right at Keihan Kitahama for easy trip to Kyoto.

Good modern hotel, a bit noisy

The hotel is new and modern. Room is really spacious and clean. Bed was really onle a mattress whit out any real cover and was a bit uncomfortable. The room had really good effective air condition/heater. The hotel is situated near a big road and you can hear the noise to your room, so if you are sensitive to sounds it's not the quietest. Breakfast was great

The property was convenient although lobby and room relatively small. Check in was slow but check out was quick. There are only two lifts in the whole building so takes a long time to go up and down. It took me 8 mins to get something from room when I forgot something. Breakfast was ok, small but have a good variety of food. Towels are a bit of a problem, we had a room for 4 but they always only leave 2 towels so had to trek down to lobby to get it myself which takes a while with the slow lifts. Otherwise place generally very clean and has everything
