Nice exclusive room in a 9 room boutique hotel. The staff could accommodate our needs (early check in, help with luggage). Located on the main tourist street of Edinburgh. Most attractions are accessible by foot. Rooms are on 3 floors above street level. No elevator (could be problematic for some customers; just be aware of that). Bar-restaurant with singer on site. Highly recommended.

Above-and-Beyond Service!

The inn is beautiful and quiet despite being right in the middle of the Royal Mile historic district. That alone would have been worth five stars, but on the morning of check-out, my wife wasn’t feeling well, and while the inn was fully committed, Jayne at the front desk arranged for us to stay in the room as long as possible, connected us with a sister hotel for an early check-in, and assisted us with our bags. This was our first international trip, and we were so appreciative of Jayne’s kindness and dedication to great service. We can’t recommend this stay enough!

Lovely staff. Hotel is in a great location. Breakfast was delicious. We stayed in room 8 which is on the top floor. The room was small but well equipped. The bed was very comfortable.

What a gem! This hotel has everything and is located in the heart of the Royal Mile. Monica was so helpful when we checked in after a long travel day and took great care of us when we had breakfast and checked out. The beds were so comfortable, the bathroom felt like a spa and having a drink and dinner right downstairs was a bonus. My daughter and I were able to take in all the sights of the Royal Mile and enjoy the luxury of our room after a long day. Thank you for an enjoyable visit!

Just had breakfast there once,which was okay. The double room was quite nice. I was on my own though and I think it would have been a bit of a squash for 2 people. The downstairs area was pub like so a bit disappointing that there wasn’t a lounge for my friend and I to spend time together in the evening ( who was also staying there) That’s probably something we should have realised though. The staff were very friendly and helpful. One of them carried our luggage up the steep stairs which was good. Very handy for sightseeing etc.

Bugs infestation ! I’m a Property Manager and i recognized that horrible Bugs when I entered into the Room. Bugs everywhere in the bed , in the bathroom, etc Never happened in my life ,!!!!! What a Shame!!!! Bugs Infestation in a 4 Stars Hotel and they knew that .

This is a beautiful old building right on the Royal Mile but with beautifully renovated bathroom and spotless linens on a very comfortable bed. My window looked out on a vista of Edinburgh but the room was amazingly quiet given the Fringe Festival taking place out on the street. Restaurant on ground floor had breakfast and pub drinks and food, with live guitar music in the evenings. I was out all day everyday with friends at the Festival and came back quite late in the evenings. Key card got me in if staff was not still there. And no worries at all about safety. The only drawback was no lift and these old homes had hugely high ceilings, meaning that the climb up to my room was long. So, this would not work for people with disabilities, but the whole city of Edinburgh is FULL of steps and hills, so not a wise choice to visit for people who cannot climb up and down. I really loved this hotel and would recommend it highly.

It doesnt get better! Great staff, great breakfast, beautiful rooms, and the sound of bagpipes coming thru the window. Walkable to everywhere. One of the first stays of our 2 week trip through Scotland, and it spoiled us for everywhere else. We loved it.
