Genuinely this hotel is a gem of a find. The staff we met were warm, friendly, welcoming and professional. The decor as you go in is wonderful as was the room and the room + bathroom were spotlessly clean. Fantastic location and despite being central was perfectly quiet inside. Will definitely be going back. Brilliant in every respect.

Room is lovely!! Had a big bathroom with a good bath, and the room was clean and had a good aesthetic. The staff are very kind and welcoming. Doors and reception is open all night which was really useful. They do take £100 upon checking in for safety or something which I’m waiting to get back. But other than that it was really nice, also had a bar and breakfast but we didn’t get a chance to check that out. View and area was great too.

Friendly and accommodating staff. I booked without checking lift availability. Having just started walking following an ankle replacement, I didn’t want to be climbing stairs. They were very accommodating allowing me a room on the ground floor. It was clean, comfortable and in a great location. Breakfast cooked fresh and great selection

Lovely weekend in Edinburgh!

The hotel is in a good location within walking distance of Princes Street. It is well decorated, clean and the staff are very helpful. Although a bar is advertised, this is not in service.

Staff were friendly, good decor throughout and very nice location close to lots of attractions. We did have a problem with the mattress being busted but to be fair to the staff when told about it in the morning they did say the room would blocked until a new mattress arrived so they were responsive. Unfortunately there was also a terrible smell in the bathroom (old urinal) which could be more difficult to sort given the age of the building - but a thorough flushing/cleaning is definitely needed.

New Town Old Values!

If you are looking to stay in central Edinburgh for a great price this is the hotel for you. Split over two sites the venue is clean, brigh and modern. The Scottish breakfast was very tasty and included haggis and black pudding. Other options were available. One street up from the station so good travel links. Ask for a bedroom in the second block as it includes wonderful views of the city.

Very comfortable, spacious and modern room just a few blocks from restaurants, shops and the train. Easy check in and kind staff. Aside from having no lift (we were on the 3rd floor), it was perfect for our stay.

Other than the shower's water pressure being very low, everything was perfect. Good and clean room, comfortable bed, nice view (from fourth floor in my case), and St Andrew's Square with bus station (and Waverley train station shortly behind that) is right around the corner.

Centrally located. Close to both bus and train station. Most Edfringe venues are within a 20min walk. Staff kindly facilitated a move to the sister hotel The Albany as there was a noise issue in the booked room. The staff at the albany were great and many thanks to the gentleman who helped with the move. Would def recommend.

It's not really a hotel, it's more of a room rental in Edinburgh (the hotel has no amenities whatsoever, which is fine, though just a heads up). The price was insane though that clearly just had to do with it being Fringe. The person at the front was always kind. Quiet neighborhood.

Very good location and ideal for getting into town. However there was a bug on the bed which put us off, then found one of the pillows had loads of stains on. Our room was right next to public toilets in the hotel which means you can hear the doors and flushes. The shower did not feel private as there was no blinds in the bathroom and the shower was opposite other buildings. You could also hear staff and guests talking and coming up and down the stairs all night.

Stay away

One of the worst hotels I’ve stayed in ever. First of all, my room was smelling of paint, I couldn’t open the window. I asked to be moved and they moved me to a different room. The staff was aware of the smell, so I wonder why I wasn’t given that room from the beginning. I asked to clean the room and bring me some water, and that wasn’t organized. Only the bed was made. And finally on my last night a fire alarm went off at 1:30 in the morning because one of the clients smoked in their room. When I was going down barefoot in my pyjamas, one of the hotel managers ran past me without notifying me that I can safely return to my room and not wait outside. Horrible treatment!

I booked 2 separate consecutive one night’s stays. Night 1 was excellent with a nice room but a long walk up 4 or 5 floors (without an elevator). Night two was a trip down 2 floors underground and I encountered dust and various flying insects … not a pleasing room. The rooms were functional and the entire place had new carpet. I didn’t like being moved from the penthouse to the dungeon, but I did make 2 separate reservations and they must have run out of good rooms for my second night … although I did request (twice) at check in to not be moved … they just smiled and nodded … and then ignored my request. In conclusion, I might stay here again but it would require me knowing what room I’m getting and I don’t think that’s possible to know that in advance.

Disappointing Stay Despite a Lovely Room and Friendly Staff I stayed at this hotel recently and, while the room itself was lovely and the staff were generally accommodating, my experience was unfortunately overshadowed by several issues that I wouldn’t expect at this price point. To start with, the cleanliness of the bathroom was unacceptable. The toilet was not clean on arrival — there were visible faeces inside, which was absolutely disgusting. Additionally, there were cobwebs in the window and ledge, indicating a lack of attention to detail when it comes to housekeeping. I had also informed the hotel the day before about gluten intolerance, yet they were unable to provide a gluten-free breakfast the next morning. Although they did apologise for the situation with the bathroom and offer a complimentary breakfast as compensation, it was disappointing. Given the premium rate for the room, I expected a much higher standard of cleanliness and service. While I appreciated the staff’s apology and effort to make amends, I wouldn’t return based on this experience.
