I've travelled extensively over my 45 yr career & this is one of my top three favorite accommodations. Kinn Broadway has everything you want in a hotel and it's first class. Location, easy parking, secure, fabulous on site restaurant, well furnished and designed guest rooms, and I was pleasantly surprised by an extraordinary common area on every floor. There is a well-appointed kitchen, living area and conference room that is shared by guests. The thoughtfulness, care, and quality that was deployed in the design and build of this property is outstanding. The staff and management are consummate professionals and wonderful hosts. The Ritz and Four Seasons has a new & formidable competitor!

The Kinn Guesthouse is a great concept that needs some fine tuning. We booked through Hotels.com for two different nights a week apart from each other. Both stays we ended up having to call Kinn House to get pass code for doors. The air conditioning was fixed for our second stay so our room stayed cool during the night. Both stays we utilized the living/kitchen space which was clean and very functional. Better instructions should be provided to third party customers so they are not lost at checkin. Also a signed parking spaces in the back would be helpful for the Kinn guests.

Great location! Steps away from all the charm and quirkiness that is Bayview. We had a beautiful room with a very comfy bed and a lovely bathroom. My husband and I enjoyed our stay here and had a delicious dinner at the restaurant downstairs (Sorella) on their patio. Would definitely recommend and come back again. (One small note- the walls are thin and you can hear people in the hallways and communal kitchen. So just make sure to pack some ear plugs)

This is a great place to stay but it is not a hotel. It is a property with 8 managed apartments. There was no in person staff that we saw. Check in codes were sent to us a day before. There was no housekeeping while we were there. The room was large, well maintained and very clean. The only negative was the bed had no headboard and the pillows tended to fall between the bed and the wall. 7 of the rooms are on the second floor and there is no elevator so those who have difficulty climbing the stairs should not stay here unless they get the 1 ground floor room. Overall, I would recommend.

Kinn Guesthouses are a great place to stay if you don’t mind no front desk and coded entries. We’ve found them to have large rooms which are tastefully decorated, comfortable and quiet. The common area is stocked with teas, coffee and breakfast cereals which you can use. Be sure to contact property directly before you arrive for entry code. Expedia apparently does not share contact information with Kinn so you can access the room. Therefore they have no way to send you this information This can result in check-in delay until you find a person affiliated with Kinn to update you with this info.

Overall, great experience. I like the concept of a rental that is a combination of a hotel and an airbnb. Everything was clean and the community kitchen is a great idea! Close to a lot of restaurants and coffee shops. My only issue is that there were no parking spaces in the back and the listing specifically says there is parking in the back, which is inaccurate. When we arrived, all the spots were taken and the street sign had parking restrictions. I had to find someone at the restaurant to help me out with this. Being from Chicago, parking does give me a bit of anxiety. Had I known all along that street parking is okay (even though there are restrictions), I would have felt better. I was able to park on the street overnight and had no issues, but when we arrived, the street parking was limited because of the restaurant customers.

One of the BEST hotels we have stayed at! Literally kept comparing it to our favorite on the amalfi coast! The room was clean and so spacious, insane light and the common space was amazing for coffee and breakfast. Would be great for a family trip with the rooms and the common space. An added bonus was having an amazing restaurant below! Overall so easy to navigate, safe parking, so walkable and just a great stay. We will be back!

Our first stay here was unfortunately pretty rough. We weren't informed ahead of time that we needed an access code to get into the building, so we were left trying to figure out how to get inside until we were finally able to get the code. It was frustrating, especially after traveling. When I called, I was told that because I booked through a third-party site, they didn't have my contact information to send the check-in instructions. That may explain why we didn't receive the access code, but it would be helpful if there were another process in place to ensure all guests receive the information they need before arriving. Thankfully, the restaurant downstairs was incredibly helpful. If it weren't for their staff, it would have been a very stressful experience trying to figure out how to get our access code and get into the building. They mentioned they've helped many guests in the same situation, which suggests this is a recurring issue. A simple message with the access instructions before check-in—or a way to verify guests' contact information regardless of how they book—would make a huge difference and save guests a lot of unnecessary stress. Hopefully, management improves their communication because the check-in process left a poor first impression.
