Unfortunately the pictures did not make the property, picture was modern and clean, we got old and rundown. Dangerous carpet on the stairs. Dirt and fluff coming out from beneath the beds. Good things.. restaurants and shops nearby, walking distance to Rialto Bridge, water buses close by.

It was labeled a luxury apartment but it was a bit dilapidated. The wood flooring would come up when you walked on it. The location was good though. Close to where we wanted to visit.

Apartamento bom e confortável, porém com muitas escadas, estávamos com 10 malas e foi muito cansativo chegar até o segundo andar. O ar condicionado está com algum tipo de programação que durante a estadia de 4 dias não consegui retirar, então durante a noite ele desligava e sentíamos calor. Le falta equipamiento básico. Las fotos que se muestran no se relacionan en nada a la realidad. La propiedad está en buenas condiciones, en un tercer piso sin ascensor. Los baños están en regular estado, no se pueden cerrar bien las puertas ni mucho menos poner llave. La cocina mal equipada, faltan vasos, cubiertos , y no hay absolutamente nada de uso básico como sal, aceite, etc. En conclusión el concepto de Luxury Palace resulta un poco ridículo. La ubicación es muy buena.

Beautiful HUGE apartment!

Traveling to Europe with a party of 9 can be challenging, especially when it comes to accomodations. When we found a place that had enough beds for all 9 of us in Venice we booked. We were expecting a medium sized apartment like we had in Rome and Florence, that while a bit tight they worked wonderfully. When we opened the door to Riva Palace we were shocked! The size of the apartment was HUGE!!! Extremely tall ceilings, huge bedrooms, American sized beds (beds in Europe I have found to be smaller than what we have in hotels here). The ceilings had amazing drawings. The windows in the farthest room had balconys with a canal underneath so great pictures. The 2 bathrooms were big. The apartment was clean, had towels out for everyone plus extra if needed. Extra bedding for the pull out couch which we used (was surprisingly really comfortable). The kitchen was well enough stocked with the basics (we didn't really use it). The location was perfect as it was near the #1 boat and super easy to get around as well as close to one of the main bridges. It was near to the hustle and bustle, but also in a very quiet area that gave the feeling of being in a "neighborhood". We would highly recommend this location to anyone, especially if you are a big group. We would definitely stay here again!

This was a bit of a bait-and-switch, with very nice, canal-side apartment pictures being used, glossing over the units that are up three flights of stairs, with no balcony, and your view of the canal is achieved by hanging over a window ledge. Our internet only worked in the kitchen, which was frustrating. It was fine, but not what we were expecting.

We loved staying here. The doors opening onto the canal were a real treat. I saw reviews complaining about the smell, but we had no issues whatsoever. You are staying on the canal - of course it will smell like water! If you follow the directions you are given to the property, you will not get lost (do not use Google maps, just use the directions you are given). We would recommend this property 100 times over. We genuinely loved it!

The property is in a good location close to city centre. Direction provided were straight forward so we got there with ease. There are shops Nd restaurants within 2min walk. However, it smelt of fish from the previous guests cooking and it was a little cold si we had to keep our jumpes on. The smell made us doubt its cleanliness. Also the floors are old and uneven and pause a trip hazard.
