"This is something from hotel hell. As soon as you enter the property, the wall paper is falling off the wall and the stairs are a trip hazard. There was bags of rubbish left in the corridor for most of our time. When we entered the room, it got worse. The carpet was filthy, shower was filthy, sockets, WiFi and TV didn’t work. The bed was not even a real bed, it was two single camp beds pushed together. No expenses spared on the pillows or mattress, we had a terrible sleep. The place just generally stunk. The hotel looks nice on photos, but it clearly hasn’t had any maintenance since the 80’s. I can’t believe I booked this for our honeymoon, but Easter weekend meant it was super busy and we paid above the odds for this place. "

"Wonderful stay. Loved the room. The breakfast was fantastic every morning. The staff could not have been more accommodating and friendly. I don't know when I will be back in Venice, but I would book here again without a second thought."

"Although recently reopening after a refurbishment, the property did not seem especially modernised and the room and public spaces were much the same as our previous visit 10 years ago, albeit with a decade’s more use. The restaurant was incredibly overpriced, although the food was good, but the team were clearly very new and so service was inconsistent and missed bread, amuse bouche etc for some tables; wine list was forgotten and then the wine itself was not poured for 30 minutes until we asked for it to be opened. Those members of the restaurant staff who knew what they were doing were good but half the room of tables were unserved for 20-30 minutes at a time, so more than one table of guests walked out. There are some nice touches like the kids room, bikes and it is great to have some quiet outside space in Venice. The boat service is great fun, although the gaps in the timetable often coincided with our needs to travel back with young children, unfortunately so we spent a lot on water taxis as well. As a summary, the lovely property is let down by inconsistent service still finding its feet after reopening and tired feeling rooms which did not seem to have been refurbished at all, together with a very overpriced restaurant, so not worth the premium price overall. "

"Breakfast staff is very friendly, cheerful and helpful. However, the reception staff quite the opposite! Absolutely no information at check in other than handing in the keys! There's a general arrogant attitude and smiles seem to be a rare commodity. They definitely didn't make us feel welcomed at this otherwise fabulous hotel. Rooms are a bit run down with worn out headboard and spotty sheets"

"What a beautiful hotel. Converted old flour mill with a view. The rooms are modern with old exposed timbers. Never heard other guests. The breakfast buffet is world class. Something for e everyone, Americans, Brits or Europeans will find what they want. "
