The room was presentable, clean. The courtyard is lovely, the pool area is small, as is the pool, but great for sunbathin, relaxing, and a calm swim. Excellent privacy. There's a city park steps away, which becomes lively, every evening. Main street steps away as well, and both directions you walk, have plenty of restaurants, cafes, grocery store, tourism guide, pharmacy, banks, atm, etc. You get a real feel for the daily lives, and people, in Cancun. Also, plenty of parking spots available, if you rent, or own a vehicle. The only downside is, the city park can habe loud music, past midnight. I usually have a hard time fallen a sleep to the slightest noise. But when you are on vacation, it's less stressful.
