My stay at this hotel was nothing short of exceptional. From the moment I arrived, I was impressed by the convenience and personalized service provided by the staff. I could not believe that they did not notify of construction in front of my beachfront suite prior to my check in. At check in they told me it would only last one day and they kept saying just a little more time. They worked until midnight and started at 7:30am with saws and hammering. I had to check out early and move to another hotel after 2.5 days there because it was so loud. Terrible customer service… Separate from that, the hotel is already showing its age. The private rooftop deck of my suite was not well maintained, the plants were dead and the cement was cracking. Honestly I would not recommend this hotel given how they handled things.

We went with a group of friends to celebrate my Birthday in May. I took a chance since it was just opened months before but so glad I did. The Hotel is located perfectly if you want be able walk to the best restaurants without being in the loud party area. Our rooms were specular with ocean views so convenient to the beach. The top floor unit is amazing to have your friends over for cocktails before dinner. They had a dj the day we checked in and a roof top party during our stay. Staff was very accommodating and did a great job keeping us hydrated, full and happy;) The breakfast that is included was exceptional and we ordered the Ceviche every day for lunch. The only thing I would suggest is adding more seating and umbrellas at the beach. Other than that 10/10 stay!

Beautiful accommodation but a party / rave hotel

First, I want to commend the exceptional wait staff, whose attentiveness and welcoming nature stood out. The food and drinks at the hotel/beach club were lovely, and the stunning architecture and interior design met my expectations as a designer myself. However, my overall experience was marred by management issues. Upon arrival, I was informed I had been “upgraded” to a beachfront room with a private pool, which turned out to be a downgrade—priced roughly £50 less per night than my original Master Suite booking. Moreover, UMI operates as a party hotel, which wasn't clearly communicated. My friend and I love to rave, but the noise level was excessive. On New Year’s Eve, the party stretched from 6 PM to 1 AM, followed by an afterparty from 5.30am to 3 PM the next day, leaving us with over 24 hours of no sleep. Despite multiple complaints to management, to Jorge the Director, the noise continued daily and nightly. The most distressing incident occurred when we returned after a night out to find the hotel locked, with no staff available. After two hours of trying to gain access, we had to gain access through another hotel but there was no follow-up from management beyond an apology. This incident caused us to miss a privately booked excursion and additional costs. Other issues included a flooded shower, no bathroom curtains despite the visibility, and no hairdryer which are basic amenities.

AMAZING EXPERIENCE! I chose this property for the boho luxury aesthetic. I am happy to say that it exceeded my expectations. Everyone was so welcoming and accommodating. Specifically, Jorge, Andrea and Jaime. They were in constant communication with me regarding all my needs. They made my restaurant reservations and even arranged our excursion activities. The location of the property is just right. It’s walking distance from all the popular restaurant and day clubs but not too close where you will be disturbed by the partying. We stayed in a ground level room and they were able to fulfill my request and room us in the one I specifically wanted. I had an issue with privacy in the bathroom and they immediately rectified the situation. The rooms are exactly as pictured. The restaurant staff constantly checked if we needed any beverages or food. The seaweed was cleaned off the beach every morning. It’s an adults only resort which is a huge plus. In addition, pets are allowed which makes my heart happy. The menu may seem limited but they are items they can make that are not listed. They have a Dj that plays on the weekends from 3-6pm, it’s progressive/chill house music. I felt safe thanks to the staff and the property itself is tucked away in a little jungle which reduces foot traffic. I had such an amazing, fun, and relaxing time at Umi Tulum. I look forward to visiting again!

Amazing hotel

This hotel is spectacular. When we were there, it was a little bit quiet, but that was perfect because we had a lot of one-on-one attention from the staff and they really took extra care to make sure that we were very comfortable. Riccardo at the front desk was an exceptional host. Highly recommend.

I cannot say enough good things about this boutique hotel – it completely exceeded my expectations and made my trip to Tulum unforgettable. Our stay at this boutique hotel in Tulum was truly exceptional. The service, accommodations, and overall atmosphere far exceeded our expectations. Everything was immaculately clean — we even noticed staff scrubbing outdoor pillowcases, which speaks volumes about their dedication to hygiene. Housekeeping was consistently outstanding. The room was stylish, comfortable, and thoughtfully designed. Breakfast each morning was phenomenal — some of the best food we had during our entire trip. The staff made all the difference. Carlos was incredibly helpful, kind, and attentive — he went above and beyond in every interaction. Eliso was also wonderful — professional, welcoming, and clearly committed to ensuring guests have a great experience. We couldn’t have asked for a better place to stay. Highly recommend for anyone visiting Tulum.

I LOVED the property and the room. Perfect for solo travelers (like myself) and romantic getaways. The location was in the middle of what I like to call Hotel Row. It is like the Vegas strip but between the ocean and jungle. It is walking distance to restaurants and shops. The staff (Arantxa, Diego, Carlos, Ricardo, and Eliseo) were well organized and prepared. They provided menus ahead of my arrival. Breakfast was delicious and the food is good. The staff assisted in arranging my transportation to and from the hotel as well as my excursions: 1) Tulum Mayans and 2) Cenotes, which was the highlight of my trip. During my stay the hotel hosted a party featuring a Tulum favorite DJ and the last night of my stay they hosted a movie night (The Pursuit of Happyness). I will definitely return again whether alone, with a bae, or with family/friends.

So all in all the place was nice and in a prime location. At checkout they charged me a $10 fee because there was 2 make up stains on the sheets . It’s only $10. But I knew it couldn’t have been make up because I wasn’t wearing any. I did have beer with Clamato and maybe a few drops spilled. But that’s something that comes out with a normal wash. So I’m wondering if they don’t wash sheets in between guests and had to charge me for washing them because extra stain remover was definitely not needed . There was nothing we did that would have warranted a $10 extra fee.
