Our one night in Three Rivers was incredible. First, what a great bed and water pressure in the shower! I have stayed a fair amount in woodland cabins and this was a proper place to hunker down for the night. But, the easy access to the Kaweah River was incredible. What a sight to behold in the morning.

The care taker Tim was vert nice. We absolutely love this cabin and plan to return. The AC in the bedrooms work great but the one in the living room was not cooling well. Take your own cleaning/disinfectant supplies to clean up after yourself during stay.

The first room we were assigned did not have a working AC so it was about 100 degrees when we arrived, also the smoke detector had a low battery and was beeping frequently. It was about 15 feet up on the wall. The property did eventually put us in a different room but it took 4 hours for the room to cool down to a reasonable temperature. We were given some scraps for towels and half a roll of toilet paper (family of 5). The kitchen functioned but it was not equipped as expected. We were asked to clean but were given no supplies or dish towels. The whole place was not DIRTY with dust or bugs or anything disgusting but it was generally unkempt and uncared for. Once I compared it to a rustic camping experience and we were able to cool off from the extreme heat- we could make the best of it.

AVOID THIS PROPERTY! I'm not one to write reviews, but people must be warned! We stayed in the "budget" cabin and had to check out a night early because it was so gross. The door to the outside did not seal, which let in a lot of bugs. The cracked front window from what looked like a BB was unnerving. The vanity lights and bathroom fan did not work at all and the lock on the bathroom window was falling off. The towels were so small that I initially thought they were the hand towels, and they smelled badly of cigarette smoke. They say they don't charge a cleaning fee, but the place really needs a deep clean. I was ghosted when I asked the host for a partial refund.
