"Lovely hotel in a great location. A very short walk to the water bus stop to the airport and sights like St Marks and the Opera House. The rooms are traditionally Italian in style with Murano glass light fittings with stunning views of the church opposite. The staff were lovely and very helpful"

"Excess Venice was everything we wanted in our stay in Venice! A little away from the main tourist area yet quickly and easily accessible via Vaporetto (water bus) or a 30 minute lovely walk through cobbled streets or along the waterfront to the main attractions. The rooms, amenities (coffee machine!), ambience, staff (thank you Anna especially) were faultless. We will definitely stay here any time we come to Venice! "

Walking distance to and from water bus stops and water airport shuttle stop. Clean area but didn’t find the residencia when I arrived. Should put up prominent sign. "

"The location is great with easy access to the vaporetti stop Zattere or Accademia. The staff are friendly and helpful. It’s a hotel with a nostalgic/historic atmosphere, so not for the ones interested in minimalistic modern hotels. They have a small elevator and aircondition which is great. The only thing to comment on is that the shower appliances were a bit shabby/run down. But all in all it can give you "A room with a view”-vibes. :)"
