Walking distance to and from water bus stops and water airport shuttle stop. Clean area but didn’t find the residencia when I arrived. Should put up prominent sign. "

"This was a perfect location right on the canal with a supermarket and a café right out the front door however, this is not a staffed hotel. It is a beautiful corner of Villa with four other rooms with a magical sculpture lobby with the water lapping into the foyer it’s kind of mysterious, but cool in a magical Venice way and two minutes to Saint Marks and the magic of secret Venice. "My second stay here, I will stay here on each visit to Venice. Amazing location, very short walk to San Marco and not much further to the water taxi for the airport. Vito is an excellent member of staff but all are equally wonderful, friendly, helpful. Delicious treats and amazing toiletries in rooms on arrival, including toothbrush and shaving kit! Love this place!"
