I stayed at this property from January 18th to the 29th. I have to say it was life changing. From the views, sound of the waves, friendly staff, to dancing on the beach under the stars, I can’t recommend this place enough. A big thank you to my concierge, Caleb. He was an outstanding support system and helped me navigate everything from tours to history and traditions. Although I came to Tulum by myself, I leave with lifelong friends and beautiful memories.

This Hotel is inside of Papaya Playa Project. So you get acess to all the PPP Beach Club and Sat Night Party! which is actually really nice. But I will say that beach club is expensive so if you want a place with a bar where drinks are not $20+ dollars. I would book somewhere else. However if your down to stay in a small room to have access to a top tier beach club and thats your vibe then this is perfect for you. I think staying here for a weekend and going to the Big party is a wonderful deal and as a solo traveler I had a blast.

Absolutely stunning property. Be warned: this property is actually under the Papaya Playa Project and no one will answer the door on the Art Village side. Their phone number also went to VM. We were about to give up and find another place to stay until a friendly person in town randomly knew the hotel manager and called them, and then we got to check in. Other than that, was a fantastic stay.

The common areas are absolutely beautiful—truly fantastic. You have open spaces, 2 beach front pools, and access to a nearly deserted beach, which alone deserves five stars. The room is also very nice, clearly maintained with impeccable cleanliness, high-quality linens and towels, and pleasantly scented bathroom products. However, a few details could be improved. It’s quite dark: while the lighting is cozy, it’s not practical—you can’t even read a book at night. It’s also hard to find things in the closet, so additional lighting, more outlets, and at least one bedside table would make a big difference. Another point worth noting (also mentioned by others) is that the hotel’s restaurants and extra services are extremely overpriced. The prices feel unreasonable and likely explain why common areas are often empty—which, to be fair, adds to the peaceful atmosphere. The hotel is very relaxing, but it’s important to know in advance that on-site prices may discourage you from using these services (just two drinks can cost nearly half a night’s stay). Even with these issues, I still give it the highest rating—the overall experience is wonderful and perfect for resting.

I booked the hotel one day before arriving, I do not have nothing to say about the staff, they were very friendly and helpful, but the place needs to be updated, the roof of the cabins were old, we found bugs in the sheets, and I found hair in the shower, the place is beautiful the infinity pool and the beach, so I hope that they can do better because we really like the spot.
